This website introduces the program. It is not a construction contract, financing offer or complete guarantee agreement. Your assessment and written agreements establish the scope, price, approvals, dates, guarantee coverage and management terms.

The completion and rent guarantees are for eligible approved projects. Your agreement specifies commencement, duration, exclusions and payment conditions. The ongoing rent guarantee requires EnerTrust-selected finishes and management through the program. Self-management is available without the ongoing rent guarantee.

Financing requires independent lender approval. Loan obligations, applicable tax, utilities, insurance, property taxes, repairs and other ownership costs remain payable. A value increase equal to the project cost is not guaranteed. Availability and approvals vary by location and property.

Management is 8% of rental income, plus applicable tax, with no separate program tenant-placement fee. Repair labour, parts, replacements and third-party costs are additional. The management agreement sets service scope and termination terms.
